For small commercial owners, with your agent built in

Run your buildings from one book.

Suites, leases, rent and triple net in one place, for office, flex, small retail and business parks. Ask your agent what is late, what is empty and what is broken, and it answers from the book.

Triple net

Triple net, handled.

Enter a building bill and the book splits it by suite size, to the cent. Each tenant’s monthly estimate lands on every invoice without anyone typing it.

  • Empty suites don’t pay. A vacant suite’s share stays with you, not with the tenants next door.
  • No guesses. A bill won’t split until every suite in the building has a size.
  • Year-end reconciliation is next. The book will square each tenant’s estimates against the year’s actual bills and draft the true-up for you to review.

Expenses

Know what each building costs.

Put the electric, water, tax and insurance bills on the building they belong to. The dashboard shows the year’s bills next to the rent coming in.

  • Every bill has a home. Date, amount, type and a memo, on the building.
  • One view per building. Monthly rent, triple net estimates, leased and vacant square feet.
  • Ask for it. Your agent can pull the bills and the rent for any building.

Applications

Applications come to you.

Send each property’s private apply link. Track every applicant, run a background check before they move in, and turn the one you pick into a tenant and a lease in one step.

  • A link for each property. Unlisted. Name, email, phone, company, move-in date and the suite they want.
  • Applicant tracking. See who is new, who is being screened and who you approved or declined.
  • Background checks before tenancy. Run them from the application and read the result next to it.

Agents

Your agent runs the book.

Connect ChatGPT, Claude, Grok or Cursor with one address and sign in once. Your agent sees what your login sees and can do what your login can do.

Paste it into your agentSign in to Suitebook. No token to copy.
Ask
What rent is late this month?
Who is more than 30 days behind?
What is vacant, and what are we asking?
Which leases end in the next 90 days?
Show me the rent roll.
Do
Did everyone get this month’s invoice? Send the ones that didn’t.
Record the check from Suite 104 for October.
Add the October electric bill to the building.
Open a request for the HVAC in Suite 104.
Turn Tuesday’s application into a lease starting November 1.
Put Suite 105 back on the market.

The agent works inside your role and the properties your login can reach. Every change lands in the same book you see.

The rest of the book

Everything hangs off the suite.

The suite, the lease and the invoice are the same records, so nothing has to be copied from one place to another.

Monday morning is one page

What is empty, who owes, which leases are ending and what is still broken. Every property, or just the one you pick.

Rent bills itself

On each billing day the book writes the invoice. Prorate a move-in, record cash or a check, print it, email it or send the pay link.

Empty suites don’t hide

Mark a suite on the market with its asking rent. It shows on Today and in your lobby directory until it is leased.

Repairs stay on the suite

A request has a title, what is wrong, the suite and who has it. The open ones wait on Today with how long they have sat.

Everyone gets the right key

Owner, manager, books and tenant logins, each limited to the properties they need. Tenants see their own lease and invoices and can file a request.

Draw it once

Trace the floor and the building outline. Measured square feet feed the bill split once you copy them to the lease.

Pricing
